Types of clearing
- Building lot clearing: trees, stumps and roots removed from the house pad and driveway area so the builder can start.
- Forestry mulching: a machine grinds brush and small trees into mulch in place. Fast and good for trails, fence lines and overgrown acreage. It leaves stumps of bigger trees.
- Underbrush clearing: palmetto, vines and scrub cleared out while keeping the good shade trees.
- Selective clearing: only marked trees removed, often for views, gardens or a pole barn.
Rules to check first
Citrus County has land development rules about clearing, protected trees and wetlands, and some lots, especially near lakes, the Withlacoochee River and the Tsala Apopka chain, have wetland and setback limits. Gopher tortoises are a protected species in Florida, and their burrows are common in sandy Citrus County soil; burrows in the work area may need a permit from the Florida Fish and Wildlife Conservation Commission before clearing. Ask your clearing pro and the county before work starts. This is not legal advice.
What affects the price
Size of the area, how thick the growth is, how many large trees there are, whether stumps must be pulled or ground, how the debris is handled (hauled, mulched or burned where allowed), and access for heavy equipment. Land clearing is usually quoted per job or per acre after a site visit. Ask for a written scope that says exactly what will be left behind.
Questions to ask
- What equipment will you use, and will it damage my driveway or septic?
- Are stumps removed or ground, and how deep?
- What happens to the debris?
- Who is responsible for any permits, and will you check for gopher tortoise burrows?
- Can I see proof of insurance?

Questions people ask
Do I need a permit to clear my lot?
It depends on the lot, the trees and whether wetlands or protected species are involved. Check with Citrus County and ask your clearing pro.
Can they clear around trees I want to keep?
Yes. Selective and underbrush clearing are common. Mark the trees you want kept and walk the lot with the crew before they start.
